Associate, or affiliate, marketing is single-handedly redefining the way advertising is done on the web.

Amazon.com created the original association system in order to proliferate links to their book sale pages. Ebay took the concept one step further creating an auction association system and the Google AdSense network takes association into keyword content “association” delivering ads based on the information on a web page or blog.
The Associate program - also known as an Affiliate Program - is an increasingly popular form of online marketing, in which a website that refers business to a merchant website is paid a small commission.
Referrals are steered to a site via a specially coded banner or link, which appears on sites that have agreed to send business your way. Most State Law (FS 475) prohibit Realtors from paying a referral fee to the unlicensed, so the THREE Trillion Dollar Internet affiliate marketing system has been legally out of bounds and the software to do it was out of budget for Realtors … until now.
The Association marketing concept has captured the imagination of marketers for one simple reason: it represents an unrivaled opportunity to base advertising on a pay-per-performance model. Instead of paying advertisers and "hoping for the best," merchants using affiliate marketing programs pay only when advertising results in an actual sale. Yet in our industry we have to pay the Association (e.g.Realtor.com) both association dues and advertising dollars...until now: ____
As the exclusive sales agent for The Urban Club, a $43 Million Dollar 21 Story Condominium (opening 2009) in the heart of the Jackson Memorial Medical Complex I was looking for a way to reach physicians throughout the Western Hemisphere who could be solicited for Jackson Memorial and interested in a good investment.
As you may know it is almost impossible to email any physician any information without their expressed written permission. So I developed the approach idea of finding and rewarding the real estate agents of physicians (35,000) in the Northeast U.S. Corridor and through the International Commission of Real Estate Association Agents (1,200). What we needed was a way to provide those agents with an accounting of their leads to us and a source whereby they could monitor. I then chose to use Post Affiliate Pro software as the “referral accounting system. Like us, you can offer a full-featured Associate Referral program on your own site for only $99 (Not $99 per agent, just $99). Or, you can simply join our program for free.
The Associate Software handles all the program management details, including:
Plus, Post Affiliate Pro also offers us the flexibility to design our referral fee structures.
The software achieves accountable reliability by placing a snippet of individualized code in every banner and link that is posted by a referring Realtor. Essentially, any time a visitor clicks on this coded banner or link - whether it's on an associate’s website, in an e-newsletter, or included in some other form of email - Post Affiliate Pro automatically identifies the source of the click, and attributes it to the appropriate referring agent.
Even if the referred visitor makes a purchase days or months later, Post Affiliate Pro "remembers" a click's source, and rewards the appropriate referring agent.
You may want to carefully evaluate the full spectrum of Post Affiliate Pro commission structures - also known as agent campaigns -- before creating the structures that will work best for you or your associates.
Here are details on each:
Campaign Types
There are basically two payment structures we developed for a referral associate program: Pay Per Click (CPM)and Pay Per Sale. Over and above these two property related payments Post Affliate Pro also offers a Per Referral system for encouraging other Brokers to join as new Association Marketers.
CPM (cost per thousand impressions)
This is a reward that pays referring agents a commission for every one thousand banner/link impressions they generate. Under this structure, agents only have to refer traffic - they don't have to generate sales from that traffic. We at Westpark offer this commission structure in to all in addition to actual sale referrals to ensure our referring partners remain enthused about our association program.
Per Sale
Also called revenue sharing, a Per Sale referral offers affiliates a fixed percentage of an agents net commission when a referred visitor actually makes a purchase. Such commissions, which are tracked by Post Affiliate Pro via cookies, IP tracking, or PHP sessions. Our program is 50% of personal listings, 25% of Brokerage Listings and 12.5% of MLS listings.
Sign-Up Referral Commission
Some Realtors, looking to add as many affiliates as possible, may use a tiered commission structure as a reward to existing associates. With this design, a realtor can earn a small percentage of every sale that is generated by a new agency that he or she signed up for your program.
Tracking
Post Affiliate Pro also offers Realtors robust tracking capabilities. Using the software, you' ll instantly be able to see how many visitors your associate referral program is generating on a daily basis. You’ll also be able to quickly identify which of your referring Realtors are referring the clicks that are actually generating sales.
With such insights, you'll be able to quickly identify your top performing referring broker websites, and reward and nurture those sites accordingly.
